    Surface inspection, patching, sanding, masking, and the right primer for every substrate — drywall, plaster, masonry, metal, exterior wood. The prep is 70% of the job.

    Offices, multifamily turnover, lobbies, retail interiors. Low-VOC paints for occupied spaces, washable finishes where they take a beating.

  1. 01

    Walk & scope

    On-site inspection, measure square footage, identify substrate issues. Detailed scope with product spec, color choices, and a real number.

  2. 02

    Prep the work

    Cover floors and adjacent surfaces, repair damaged drywall and stucco, sand and prime as the substrate demands. We don't paint over problems.

  3. 03

    Apply coats to spec

    Brush, roll, or HVLP spray as the surface and finish call for. Two finish coats minimum, more where the product or color requires.

  4. 04

    Punch & warrant

    Walk every wall under final lighting, touch up anything that catches the eye, leave touch-up paint and a written warranty.

How long does commercial painting take?
Single-suite tenant turnover with 2-color scheme typically runs 3–5 days. Full-floor multifamily turnovers run 1–2 weeks depending on unit count. Building exteriors run 1–4 weeks depending on size, prep needs, and the South Bay weather window.
What paint brands do you use?
Sherwin-Williams, Benjamin Moore, Dunn-Edwards as primary. We spec by use case — Cashmere for trim, ProMar 200 for production multifamily, Duration for coastal exterior. We'll never substitute a cheaper product without telling you.
Do you handle lead paint on pre-1978 buildings?
Yes. Our crew carries EPA RRP (Renovation, Repair, and Painting) certification, required for any pre-1978 South Bay property. We test, contain, and document lead paint work per federal rule and California Title 17.
Can you work after-hours on occupied spaces?
Yes — we routinely run after-hours and weekend schedules for occupied retail, offices, and multifamily so the space doesn't lose operating days. Low-VOC products mean tenants can be back the next morning.
What kind of warranty do you offer on painting?
Two-year workmanship warranty on every job, plus the manufacturer's product warranty (typically 7–25 years on premium exterior coatings). For repeat South Bay clients, we honor warranty walks past the formal term.
