    Slab grind, patch, and self-leveler. Moisture testing per ASTM F2170/F1869 with vapor-barrier mitigation when the slab fails — required by every manufacturer warranty.

    Hardwood, engineered & LVT

    Solid oak and walnut, engineered planks, and luxury vinyl tile install with the underlayment and acoustic separation the build calls for.

    Tile, stone & polished concrete

    Porcelain and natural stone with proper crack-isolation membrane and Schluter detailing. Polished concrete for warehouses and modern retail.

    Commercial carpet & broadloom

    Modular carpet tile for offices, broadloom for hospitality. Direct-glue and double-stick install per manufacturer spec.

    Every threshold, baseboard, and reducer matched and installed clean — the detail work that separates a job from a finished floor.

How we run it

  1. 01

    Measure & test

    Site visit, take-off measurements, moisture test the slab, and confirm subfloor condition. We won't install over a slab that hasn't been cleared.

  2. 02

    Prep the substrate

    Grind high spots, patch low spots, self-level where needed, install vapor barrier when moisture testing demands it. The floor finishes flat because the substrate was flat first.

  3. 03

    Install to spec

    Material acclimated to interior conditions for the manufacturer's required period, then installed by trained crew per the spec sheet. Photos at every milestone.

  4. 04

    Detail & sign-off

    Transitions, base, and reducers cut clean. Final walk under critical light, manufacturer paperwork and warranty registration completed at handoff.

Common questions.

Why does substrate prep matter so much for commercial flooring?
Because the floor will telegraph every dip, hump, and moisture problem in the slab — usually within the first six months of use. We've seen $200K LVT installs fail because moisture wasn't tested. Our scope always includes the prep, even when the GC wishes it didn't.
Can you do flooring on an occupied tenant turnover?
Yes. Vinyl, LVT, and carpet tile install fast enough to flip a unit overnight. Hardwood and tile take longer but we'll phase the schedule around your operating hours. We've done flooring turnovers across the South Bay — Manhattan Beach, Redondo Beach, Torrance — without losing tenant days.
What's the lifespan of commercial LVT vs sheet vinyl?
Commercial-grade LVT (20-mil wear layer or thicker) runs 15–20 years in office and retail use. Sheet vinyl runs 8–12 years before it needs replacement. The cost-per-year is usually similar; LVT wins on the look and easier plank-by-plank repair.
Do you handle flooring abatement on older buildings?
Yes — pre-1981 buildings often have asbestos-containing tile or mastic. We coordinate licensed abatement, test the area clean, then install over a sound substrate. The abatement runs as a separate scope but on one schedule.
How long is the install warranty?
Two-year workmanship warranty from DECOMA, plus the manufacturer's product warranty (typically 5–20 years for LVT, 25-year wear layer on premium hardwood). We register every install so warranty claims go through us, not back to you.
