    Inspection & moisture survey

    Walk the roof, do a thermal scan or core sample where wet insulation is suspected. We document what's there before we propose what to do.

    Scope, spec, & permit

    Real scope with manufacturer spec, warranty term, and a fixed price. Permit filed with the city, structural sign-off if a tear-off is involved.

  3. 03

    Tear-off & install

    Existing roof removed, decking inspected and repaired, new system installed per manufacturer spec by certified installers. Daily site cleanup; we don't leave debris on your property overnight.

  4. 04

    Final inspection & warranty

    City inspection, manufacturer warranty inspection, and an internal punch walk. Warranty paperwork delivered at handoff — the manufacturer's warranty plus DECOMA's workmanship guarantee.

How long does a commercial re-roof take?
10,000 sq ft single-ply re-roof on an occupied building: typically 1–2 weeks. Larger BUR tear-off and replacement: 3–6 weeks. We phase work to keep the building dry — never tear off more than we can roof in the same day.
Can you re-roof while the building is occupied?
Yes. Single-ply systems can be installed on occupied commercial buildings with minimal disruption — we schedule loud demo around tenant operating hours, control debris, and stage materials to keep the building accessible.
What roofing manufacturers do you work with?
Carlisle, Firestone, GAF, Johns Manville, Versico. We're certified installers for the major TPO and EPDM lines, which lets us offer the full 20–30 year manufacturer warranty (not just a workmanship warranty).
Do you handle solar-ready or solar-integrated roofing?
Yes. For commercial clients planning rooftop PV, we install the roof system to accept the racking footprint without voiding the warranty. We coordinate with the solar installer (or install it ourselves through our electrical division) so the work isn't sequenced wrong.
What's the warranty on a commercial re-roof?
Manufacturer warranty: 20–30 years depending on system and spec. DECOMA workmanship warranty: 5 years on the install, including flashings and drains. Combined, this is the warranty package most South Bay property managers ask for.
How do I know if my roof needs replacement or repair?
If it's under 12 years old and has localized leaks, usually repair. If it's over 20 years, has multiple repair patches, or shows widespread ponding and blistering, replacement is usually the better economic call. We'll walk the roof and tell you honestly which way the math runs.
