    Traditional Portland-cement scratch / brown / finish coat over self-furring wire lath. The system every California commercial building inspector recognizes — and the one that lasts 50+ years.

    Modern one-coat systems and EIFS (exterior insulation finishing system) where the building energy code or schedule demands it. R-value built into the wall.

    Patch, color match, & elastomeric repair

    Hairline crack repair, large-area patches color-matched to existing, elastomeric coatings to bridge moving cracks. The patch reads as the same wall, not a band-aid.

    Weep screeds, control joints, & flashings

    Code-required weep screeds at foundation, expansion and control joints at the right intervals, head and sill flashings at every penetration. Detail work that keeps water out for 50 years.

    Integral color & finish texture

    Smooth, dash, sand, lace, Spanish lace, Santa Barbara, knockdown. Integral color (color in the finish coat, not paint) for buildings that don't want to repaint every 10 years.

    Scope & substrate inspection

    Inspect the substrate, identify cracks, water damage, or framing issues that need repair before stucco. Itemized scope with finish, color, and texture specified.

  2. 02

    Lath, paper, & flashings

    Two layers of building paper (Grade D), self-furring metal lath, control joints, and weep screed installed per ASTM and IBC code. Lath inspection passed before mud.

  3. 03

    Three-coat application

    Scratch coat, brown coat (with proper cure time between), finish coat. We don't shortcut cure time — that's the difference between stucco that lasts and stucco that cracks in year three.

  4. 04

    Final inspection & sign-off

    City inspection, walk-through under critical light, touch-up of any minor imperfections. Warranty paperwork delivered at close.

Common questions.

What's the difference between three-coat and one-coat stucco?
Three-coat is traditional Portland-cement stucco — scratch, brown, and finish coats applied over 7-14 days with cure time between. One-coat (or two-coat) systems use modern polymer-modified mixes that go on faster. Three-coat is more durable; one-coat is faster and OK for many applications. We'll recommend by use — not by what's cheapest.
How long does commercial stucco take?
10,000 sq ft of new three-coat stucco on a commercial building: typically 3-5 weeks including cure time. Patch and repair work on an existing building: 1-2 weeks. We schedule around your tenant operations and the South Bay weather window (May-October ideal).
Can you match existing stucco texture and color?
Yes. We mock-up patches before committing to the full repair, matching texture (lace, dash, sand) and color to the surrounding wall. Older South Bay stucco from the 1950s-70s tends to be lime-rich and harder to match — we know what to test for.
Do you handle stucco crack repair on commercial buildings?
Yes. Hairline cracks: clean, prime, fill, paint. Moving cracks (over 1/8"): elastomeric coating to bridge the crack permanently. Structural cracks: we diagnose the cause first (foundation movement, framing issue) and fix the underlying problem before re-stuccoing.
What about stucco on multifamily exterior renovations?
We've re-stuccoed multifamily buildings across the South Bay since 1978 — typically as part of a larger exterior renovation. We phase the work around tenant operations and coordinate the painting trade so the building looks like one project, not three.
How long does stucco last in the coastal South Bay?
Done right, 50+ years on the stucco itself. The paint or finish coat needs refresh every 8-15 years depending on exposure. Salt air is tough on coastal stucco — we spec elastomeric topcoats on oceanfront commercial buildings to extend repaint intervals.
