Painting New Construction Is a Sequencing Problem
On a new build or a full remodel, painting is not one visit. It is a schedule threaded through everyone else's work, and getting the order wrong costs more than the paint. Primer goes on after drywall is taped and sanded but before trim and cabinetry arrive, because priming bare board reveals every imperfection while the drywall crew is still available to fix it. Finish coats land after trim is installed and filled. Final touch-up happens last, after flooring, fixtures, and the punch walk.
Compressing that into a single visit at the end is the most common reason new-construction paint looks poor: the drywall never got a proper primer read, and touch-up over a cured finish coat flashes visibly in raking light.
Working Inside a Live Build
Painting shares the site with everyone else. We coordinate around drywall, trim, cabinet, and flooring trades so a wet finish is not walked through, protect installed work rather than leaving surfaces exposed, and keep the schedule aligned with inspection milestones so paint never becomes the reason a sign-off slips.
On commercial and tenant improvement work the same logic applies against a handover date. The schedule is built backwards from occupancy, with punch-list capacity deliberately reserved at the end rather than assumed away.
