Preparation Is the Whole Job
Interior painting is judged on the surface underneath, not the paint. Nail pops, settlement cracks, previous patch work, and failed tape joints all telegraph through a fresh coat within weeks. We repair the substrate first — refasten and skim nail pops, cut and re-tape failed joints, sand patched areas flat, and prime bare or repaired drywall so the finish coat sits evenly rather than flashing where the patch absorbed differently.
Older South Bay housing brings two specific conditions. Homes built before 1978 may carry lead-based paint under later coats, which changes how surfaces can legally be prepared and requires certified practices for any disturbance. Textured ceilings from the same era frequently cannot be repainted without addressing the texture first. We identify both before quoting rather than mid-job.
Working in Occupied Space
Most of this work happens around people. In homes we sequence room by room so the household keeps functioning, mask and protect floors and fixtures daily rather than leaving a site open, and use low-VOC systems so rooms are usable quickly.
In tenant improvements and occupied offices the constraint is business hours. We phase by floor or suite, work evenings and weekends where the schedule demands it, and keep egress paths, signage, and life-safety devices clear and unpainted. Where a suite has to be turned between tenants, the paint schedule is built backwards from the handover date.
