Carpet Tile Versus Broadloom
For offices, corridors, and multifamily common areas, modular carpet tile is usually the better answer and the reason is maintenance. When a section is damaged or stained, you replace the affected tiles from attic stock rather than reinstalling a room. Tile also handles under-floor access and irregular layouts without the waste broadloom generates.
Broadloom still wins where a seamless field matters — residential bedrooms, hospitality, and executive space — and where a softer hand and thicker cushion are part of the point.
Cushion and Traffic Rating Do the Work
The most common specification error is over-buying carpet and under-buying cushion. Cushion determines how the carpet wears far more than face weight does, and a thick, soft residential pad under commercial-traffic carpet will cause the backing to break down early. Commercial installations generally want a dense, firm cushion or direct glue-down; rolling loads and chair castors will destroy anything softer.
For multifamily and tenant work we also specify to what maintenance can actually carry — a consistent product across units means one set of attic stock, not a different dye lot per turnover.
