Commercial
Vinyl and LVP Flooring in the South Bay
Luxury vinyl plank, sheet vinyl, and VCT for South Bay homes and commercial floors — installed over properly tested, properly flat substrate.
Why flooring
Test the Slab Before You Buy the Floor
Vinyl over concrete fails for one reason more than any other: moisture. A slab that looks and feels dry can still push enough vapour through to break down adhesive and cup planks, and this is common in South Bay slab-on-grade construction from the 1950s and 60s, much of which was poured without a vapour barrier underneath. Testing the slab first — relative humidity probes rather than a plastic-sheet guess — decides whether you need a moisture mitigation coating before installation. Skipping the test is how a floor fails inside two years with no recourse.
Flatness is the second issue. LVP is thin and unforgiving; every dip and high spot in the slab reads through the finished surface and eventually stresses the joints. Slabs get ground down and self-levelled to tolerance before anything is laid.
Specifying for the Actual Traffic
Wear layer is the number that matters, not thickness overall. Residential-grade product in a lobby, a corridor, or a rental turnover will look worn in a season. Commercial applications want a heavier wear layer and, in high-traffic or wet contexts, glue-down rather than floating installation — floating floors telegraph movement and can gap under rolling loads. Sheet vinyl and VCT remain the right answer for some commercial and back-of-house spaces where seamlessness or cost governs.
What the Work Covers
- Moisture testing on concrete slabs before specification, with mitigation coating where required.
- Grinding and self-levelling to the flatness the product demands.
- Luxury vinyl plank and tile, sheet vinyl, and VCT.
- Glue-down or floating installation chosen for the traffic and the substrate.
- Transitions, thresholds, and base to finish the assembly.
- Removal and disposal of existing flooring, including asbestos-containing material identified and handled by the appropriate licensed abatement route.
