Week 4: Tear-Off and Sheathing

Tear-off day is when the surprises show up. Underlayment-only reroof is not allowed when sheathing is rotted. If we find rot, it's full tear-off plus sheathing replacement, and that adds time to the schedule.

On older Sand Section homes, we also check vent termination heights. Many older homes have plumbing vents below current code, and a reroof triggers correction. We'd rather find that on day one than on inspection day.

For a straightforward 2,000 sqft roof with no rot, tear-off through dry-in is 2 to 3 days. Add a day or two for sheathing replacement if we find soft spots.

Week 4 to 5: Install and Final

Install time depends on material. Composition shingles on a simple roof go quick. Standing-seam metal, which we spec on a lot of coastal projects, takes longer because of the panel fabrication and the fastener detail. Tile is the slowest.

The service-level timeline for a typical reroof is 1 to 4 weeks from tear-off to final. That range covers everything from a simple like-for-like comp shingle job to a full metal assembly with sheathing replacement.
